    Pinecrest Market Report February 2017

    Pinecrest Market Report February 2017 is showing some signs of changing condition in the Real Estate Market. Here are a couple of indicators that will show what is happening in the Market right now.  This is a Comparison of the same period a year ago, 2017 vs 2016. This will give you an overview of what are the possible trends for this year. We will look at  the average sold prices, average price per square foot and days on the market.

    Average Sold Price.
    For the first two month of this year the average sold price decrease 31% compared to same time last year. This is an indication of more homes under the $1M price range were sold this year. There was one close sale for a single family home over $2 million this year, compare to five closed sales last year for the same period.

    Price per Square Foot:
    The price per square foot for February 2017 was $260, this is a decrease of 15%  compared to same time last year.

    Days on the Market:
    This is how long is taking a listing that is on the market to go under contract and close. During the first two months of 2017 you can clearly see an increase of this number. This is due to a combination of factors that is determining this trend. Such as a higher inventory and buyers are looking at more property and taking longer to make an offer.
